From Signed Contract to Closed Deal

The hard part was finding the deal. Once you've got a signed agreement, we'll take it from there. From onboarding to closing day, our job is to protect your spread, keep everyone informed, and hunt the controllable problems before they become expensive ones.

Step 1: Choose Your Transaction.

Pick your transaction type, complete checkout, and consider the paperwork officially someone else's problem.

One flat rate. No confusing packages. No hidden fees.

Step 2: Tell Us About the Deal.

Before we start sending emails, or politely reminding people that deadlines aren't decorative, there's a little business to handle. Sign your service agreement and communication authorization so we can officially get the ball rolling. Complete a short intake form and upload your signed agreements. Once we receive everything, we'll confirm your order within one business day. If something's missing... You'll hear from us immediately.

Step 3: We Audit Before We Coordinate.

Before we start pushing the transaction forward, we review your file for completeness. Missing signatures. Missing documents. Deadline concerns. Contract issues. Anything that could slow the deal down under our control goes on our radar before it becomes tomorrow's problem.

Step 4: We Drive the Transaction.

Once your file is ready, we coordinate the moving parts from contract to closing. We manage communication with the appropriate parties, track milestones, monitor deadlines, request required documentation, and keep the transaction moving toward payday. You go find your next deal. We'll protect this one.

Step 5: You'll Never Wonder What's Happening.

Silence creates anxiety. Anxiety creates confusion. Confusion creates expensive chaos. You'll receive updates at important milestones, and if something needs your attention, you'll know immediately. More communication. Less guessing.

Step 6: Closing Day!

Before closing, we complete one final audit to make sure everything is on track. After the transaction is complete, we'll organize your final settlement documents and send them your way. No scavenger hunt required.

A Few Ground Rules

Most business gets done Monday-Friday, 9 AM-5 PM EST. If a legitimate closing emergency shows up after hours, we'll treat it like one. Weekend email asking where the HUD is? Monday. Closing blows up in two hours because title found something? Different story.

Desk with a sign: Focus during the week, freedom on the weekend.

What Happens If We Find a Problem?

Better us than the closing table. If we find an issue that needs immediate attention, we'll contact you as soon as possible. We ask clients to reply within one business day whenever possible... faster if chaos is brewing. Then we get back to protecting your spread.

What We Don't Do.

We're transaction coordinators... Not attorneys, negotiators, or miracle workers. We don't provide legal advice, negotiate contracts or pricing, draft legal documents, find buyers, or hold earnest money. We stay in our lane. And we stay really good at it.
