Frequently Asked Questions.
Questions Before We Touch Your Deal? That's fair.
- 01
Essential is perfect if you want a professional transaction coordinator handling the details while you focus on finding the next deal.
Concierge is for investors who want a higher level of communication, priority handling, and proactive transaction management. Less checking in. More staying informed.
- 02
Both packages coordinate your transaction from contract to closing.
The difference is how involved you'd like us to be.
Essential keeps the transaction organized and moving.
Concierge adds priority handling, weekly updates, text communication, calendar reminders, and a more proactive approach to keeping controllable chaos under control.
- 03
Because it's designed for investors who want less day-to-day involvement.
You're not paying for more paperwork. You're paying for more communication, greater visibility, priority handling, and a team that's more proactive throughout the transaction.
When you're juggling multiple deals, fewer interruptions are worth a lot.
- 04
Essential is paid in full when you place your order.
Concierge requires 50% upfront, with the remaining balance due at closing.
Simple. Transparent. No surprise invoices hiding in the bushes.
- 05
Usually, yes.
If your transaction is still at a stage where Concierge services can provide additional value, we'll happily upgrade your file. We'll simply invoice the difference and get to work.
The sooner you upgrade, the more value you'll receive.
- 06
Once we've started working on your transaction, refunds aren't available.
Simple reason:
We can't refund the time we've already invested protecting your deal.
If you have questions before purchasing, ask them. We'd much rather have that conversation upfront than after the paperwork starts flying.
- 07
Some states simply require more work to get a deal from contract to closing.
States like California, Connecticut, Maryland, New Jersey, and New York have more complex regulations, disclosures, and transaction requirements. Because those files demand additional coordination and oversight, they include a surcharge.
More paperwork. More compliance review. More time. That's the difference.
- 08
You absolutely can.
You can also mow your own lawn, change your own oil, and do your own bookkeeping.
The real question is whether that's the highest-value use of your time.
Most investors make money finding deals... Not chasing signatures, coordinating paperwork, or wondering if title is still waiting on something.
That's where PeachTree TC comes in.
- 09
Think of PeachTree TC as the gatekeeper between contract and closing.
We coordinate the moving parts, hunt the controllable problems, keep everyone informed, and help protect your spread from expensive paperwork mistakes. Your job is finding deals. Ours is getting them across the finish line.
- 10
You don't need one.
You also don't need power steering.
Experienced investors hire transaction coordinators because their time is worth more than chasing signatures, emails, and deadlines. Every hour you're managing paperwork is an hour you're not finding your next deal.
- 11
Absolutely.
Wholesale transactions are one of PeachTree TC's specialties, and we understand the pace, pressure, and paperwork that come with assignment deals.
- 12
Yes.
We'll coordinate the transaction after the assignment agreement has been fully executed, helping keep the paperwork moving from contract to closing.
- 13
Absolutely.
Double closes have more moving parts than a standard transaction, which usually means more opportunities for chaos and mistakes. A high level of control is exactly what you need for peace of mind.
- 14
Yes.
We're based in Atlanta, but we coordinate investor transactions nationwide.
- 15
No.
PeachTree TC is built exclusively for real estate investors.
Wholesalers. Flippers. Buy-and-hold investors.
If you think in spreads instead of commissions, you're our kind of people.
- 16
As soon as you have a fully executed agreement.
For wholesale deals, that's after the assignment agreement is signed. For double closes, after the B-C contract is executed.
The earlier we're involved, the sooner we can start protecting your deal.
- 17
Usually, yes.
We'll review where the transaction stands and determine whether we can jump in without creating more chaos than we're preventing.
- 18
At minimum, we'll need your signed agreements, property details, seller and buyer information, and LLC documents to begin coordinating the transaction.
Once you submit your order, we'll guide you through the rest.
No scavenger hunt required.
- 19
We'll acknowledge your order within one business day. If something's missing or needs immediate attention, you'll hear from us as soon as possible.
Silence creates anxiety. We prefer communication.
- 20
That's why we're looking.
We'll tell you exactly what we found, what it means, and what needs your attention. If it's within our control, we'll get to work. If it isn't, we'll point you in the right direction.
The expensive part isn't finding problems. It's finding them too late.
- 21
No.
Anyone who guarantees that is either selling magic beans or hasn't been in real estate very long.
What we can guarantee is that we'll aggressively manage the parts of the transaction within our control and communicate quickly when something needs your attention.
- 22
We can't stop buyers from backing out.
We can't make sellers sign documents.
We can't eliminate title defects.
We can't negotiate contracts or legal issues.
What we can do is identify problems early, communicate clearly, and keep the controllable parts of your transaction moving.
- 23
Both plans protect your spread.
The difference is the level of communication and support.
Essential is designed for investors who primarily need professional transaction coordination.
Concierge is for investors who want a higher-touch experience with expanded communication and support throughout the transaction.
- 24
No.
We work alongside them.
Think of PeachTree TC as the operations partner making sure everyone has what they need, when they need it, and that nothing under our control slips through the cracks.
- 25
We don't disappear just because the deal funded.
We'll organize your final settlement documents and send them to you for your records.
Then we'll celebrate quietly while you go cash the check.
- 26
No.
We'll provide your completed closing documents, but we aren't a long-term document storage service.
Think of us as the relay runner, not the filing cabinet.
- 27
Because paperwork shouldn't be the reason you make less money.
We think like investors.
We hunt controllable chaos.
We communicate more so you guess less.
And we believe your highest-value activity isn't chasing paperwork.
It's finding your next deal.
Don't let paperwork ruin your paycheck.
You hunt deals. We close them.
